The problems we find are the ones nobody quoted for

Most renovations that go badly went wrong before a tool came out: cabinetry ordered before the services were confirmed, or a membrane rushed to keep a tiler on site.

It surfaces months later as a variation or a repair you pay for twice. So we look first, and tell you what we find before you commit.

How we work

The standards behind every renovation

Most of a renovation is hidden once it's finished. These five things decide whether it holds up, and each one comes with paperwork.

Risks named in the scope

If something is likely to be hiding behind a wall or under a floor, it goes in the written quote with an allowance. You approve it with a number attached, not as a surprise variation.

One contractor runs the trades

We book and sequence every trade ourselves. You have one number to call, and nobody is standing in your hallway waiting for someone else to turn up.

Waterproofing to AS 3740:2021

The Australian Standard for domestic wet areas, with the certificate issued in your name. It's what an insurer or a buyer's inspector will ask for.

Licensed trades, current building code

Plumbing, electrical and waterproofing are done by the licence holder, however small the job. Building work follows NCC 2022, the edition NSW applies until NCC 2025 starts on 1 May 2027.

The handover pack

Compliance certificates, engineering where structure was touched, and photos of what went in before it was covered up. You finish holding the evidence, not chasing it.

Renovation questions we get asked first

What Sydney homeowners ask before booking a renovation, a granny flat build or a repair — including how we price and which suburbs we cover.

What does Sydney Property Works actually do?

Nine things. Bathroom renovations, kitchens and laundries, granny flats and secondary dwellings, whole-house renovations, NDIS home modifications, property repairs and maintenance, gutter and fascia repairs, water damage and leaks, and fencing, gates and outdoor living. Most jobs start as one of those and turn out to need two, which is the reason we hold all nine rather than sending you elsewhere partway through.

Do you provide written quotes?

Always, and before anything starts. The quote sets out the work, the materials, the allowances and the assumptions we have priced against. Where something might be hiding behind a wall or under a floor, that risk is named in the scope with an allowance against it rather than arriving later as a variation.

Are you the cheapest?

Probably not, and you should be careful with whoever is. The gap between three quotes on the same job is almost never the price of the labour — it is what each one has quietly left out. A thinner membrane, a shorter cure, an allowance nobody mentioned, a licensed trade priced as though it were not one. Our quote is itemised so you can hold it beside the others and see exactly where they differ. That is a more useful thing to have than the lowest number.

What standards do you build to?

Wet areas are waterproofed to AS 3740:2021, the current Australian Standard, and the certificate is issued in your name. Building work is built to the National Construction Code edition in force in NSW — currently NCC 2022, with NCC 2025 adopted here from 1 May 2027. Plumbing, electrical and waterproofing are carried out by the relevant licence holder and you receive the compliance certificates at handover.

Which Sydney suburbs do you work in?

We are based in Marrickville, so the Inner West is where most of our work is — Newtown, Dulwich Hill, Petersham, Leichhardt, Balmain, Ashfield and the surrounding suburbs. Beyond that we cover the Sydney metro area: the north, the eastern suburbs and out through the west. Tell us where the property is and we will tell you straight away whether it is in range. Access and parking usually affect a quote more than distance does.

Can you work on an older or heritage home?

Yes, and a good deal of our work is on older Sydney housing stock. It changes the sequence rather than the standard — tight access, services that are not where the plans say, walls that are out of square, and sometimes conservation-area controls. We factor those in at quote stage instead of discovering them on site.

How long will my job take?

It varies by job type, and the honest answer is that approvals and lead times move it more than the building work does. Cabinetry has a lead time. A granny flat waits on an approval pathway. A maintenance list is usually a day or two. We give you the realistic program with the quote, including which stages could move and why.
